In Cypress, the median listing price runs between $399,000 and $430,000, with a slight year over year dip of about 2 percent. Homes spend around 59 days on market on average. Active listings have increased by more than 10 percent, and the rental market is robust at around $2,370 per month in median rent.
Buyers looking for Houston homes in the low $300,000 range will find more options in Katy, especially in new construction communities like Elyson. Cypress often delivers larger lots and newer floor plans in the mid $300,000s and up.
Comparing Katy ISD and Cy Fair ISD
Schools drive most family decisions in the Houston housing market, and both districts perform well.
Katy ISD holds the number one ranking among Houston area school districts according to Niche, a position it has maintained for five straight years. The district earns an A plus overall and educates more than 95,000 students. Seven Lakes High School ranks in the top one percent of public schools nationwide. McMeans Junior High and Griffin Elementary also earn top one percent national rankings.
Cy Fair ISD is the third largest district in Texas and carries a B rating from the Texas Education Agency with a score of 85 out of 100. Performance improved between 2024 and 2025, and no campus earned a D or F. Bridgeland High School and Cypress Ranch High School are among the top performers.

Cypress shows a strong rental market, with median rents around $2,370 per month and rental property listings up more than 76 percent over three years. For buy and hold investors seeking cash flow in Houston, Cypress is a market worth watching.
